8. Roofing Services – Disclosures and Exclusions

For transparency, we include the following standard exclusions in our roofing contracts:

EXCLUSIONS
• Decking - If any sheathing is found to be defective in that it cannot safely bear the weight of a worker, has significant rot, or cannot provide a proper substrate for a fastener, then it will be at a rate of $50/sheet.
• Materials - Facia boards, trim, siding, soffit, or any other peripheral wood items.
• Framing of the roof - Rafters, ridgelines, purlins or any other structural member.
• Gutters and downspouts - IF INSURANCE DOES NOT COVER THE REMOVAL AND REINSTALLATION OF GUTTERS THIS WILL COME AT AN EXTRA COST.
• Solar panels - Price does not include the removal or re-installation of solar panels or any repairs associated with solar panels.
• Cleanup - Cleanup is limited to roofing debris only. In the normal course of roofing, plants and vegetation in the way can be damaged. This is considered normal, and landscape restoration is not included.
• Masonry or chimney repairs - No work on or near chimney is included beyond normal flashing of the chimney. NOTE THAT YOUR INSURANCE MAY REQUIRE A CRICKET AND ALMOST ALL PRIVATE HOME INSPECTION REQUIRE THEM. The installation of a chimney cricket is not included in the price.
• Pre-existing code violation situations - If there are any pre-existing code violations, rectifying them could be an extra charge.
• Asbestos or other hazardous materials - If any hazardous materials are discovered, this will result in an extra charge.
